FULL-SERVICE CRAWLSPACE CLEANUP
Crawlspace Cleaning, Decontamination & Odor Control in Southern California
Crawlspaces are where rodents, opossums, skunks, and raccoons go to party, nest, and wreck your air quality. We remove contaminated debris, droppings, ruined insulation, and dead animals – then treat, seal, and button everything back up so your home is safe and dry again. Serving Los Angeles, Orange, Riverside, and San Bernardino Counties.
Why People Choose Us for Crawlspace Cleaning
- We handle rodents, opossums, skunks, and raccoons – not just dust and cobwebs.
- Full cleanup: droppings, nesting, carcasses, ruined insulation, and trash are removed.
- Decontamination & odor control so your air isn’t coming through contaminated soil and insulation.
- Entry-point repairs and exclusion work so animals can’t re-enter.
- We’re not a “pump, pray, and spray” outfit. Real trappers get dirty.
Where We Clean Crawlspaces
We handle crawlspace cleanup and decontamination for single-family homes, townhomes, HOAs, and light commercial buildings across Southern California. Many of these jobs start as rodent or wildlife calls and finish as full crawlspace rehab.

Why Crawlspace Cleaning Matters More Than Most People Think
Most people never think about their crawlspace until something smells bad, a contractor tells them there’s “a lot of activity down there,” or a buyer’s home inspector drops a bomb on the report. By then, it’s usually more than a simple sweep and a can of spray.
In Southern California, crawlspaces are a favorite hangout for rats, mice, opossums, skunks, and raccoons. They use foundation vents, loose screens, and open access doors as entry points. From there they travel through wall voids and carpenter gaps in the roof eaves into the attic, where you finally hear them and call for help.
Common Signs You Need Crawlspace Cleaning
- Strong musty or urine-like odors coming from floors, vents, or AC returns.
- Soft or sagging floors from moisture, damaged joists, or long-term contamination.
- Rodent scratching or thumping sounds that move between crawlspace and walls.
- Visible droppings, nesting material, or urine staining on plumbing, piers, or vapor barriers.
- Insulation hanging down or shredded where animals have tunneled or nested in it.
- Heavy spider / insect activity drawn to the moisture and food sources animals bring in.
- Past or current wildlife issues such as raccoons or opossums using the crawlspace as a highway.
If you’ve had rodents or wildlife removed but never cleaned or sealed the crawlspace, the contamination and odor are still there. That smell doesn’t just “stay under the house” – your home breathes from the bottom up. Air from the crawlspace is pulled into living areas through gaps around pipes, wall cavities, and floor penetrations.
Health & Property Risks
We’re not here to scare you, but crawlspaces can collect more than dust: rodent droppings, urine, dead animals, parasites, mold, and bacteria. Over time that can:
- Contaminate the air moving into your home.
- Attract more rodents, insects, and predators.
- Rot wood and insulation, driving up repair costs.
- Show up on inspections and slow down a sale or refinance.
A proper crawlspace cleanup is about more than making it “look better” for photos. It’s about getting contamination out, stopping the source, and protecting the structure long term.
Our Crawlspace Cleaning & Decontamination Process
Every job starts with an inspection so we know what we’re walking into: how tight the access is, what animals have been active, and how far the damage goes. From there, we build a written plan that usually follows these steps.
1. Inspect, Document & Locate Entry Points
- Inspect foundation vents, access doors, AC lines, plumbing penetrations, and wall gaps.
- Look for droppings, urine staining, tunneling, nests, and chewed materials.
- Check for “carpenter gaps” where framing leaves open paths into walls and attics.
- Take photos and video so you can see exactly what we’re seeing, not just take our word for it.
If animals are still active, we coordinate with our trapping team to remove them first so we’re not cleaning under live wildlife.
2. Remove Contaminated Materials
Once the area is safe to work, we start the dirty part:
- Bag and remove rodent and wildlife droppings in contaminated zones.
- Collect nesting material, food caches, trash, and dead animals.
- Pull down ruined or heavily soiled insulation (when part of the scope).
- Remove old vapor barrier or plastic sheeting that’s soaked or chewed through.
Everything is bagged and hauled off-site for proper disposal. We don’t leave contractor bags piled up by your side gate.
3. Decontamination & Odor Control
After the bulk material is out, we focus on what’s left behind:
- Apply disinfectant and enzyme-based treatments to contaminated soil, piers, and framing.
- Treat plumbing lines, ducts, and areas where urine has soaked in.
- Target odor sources around former nesting and carcass locations.
These aren’t “magic sprays” that make problems disappear overnight, but they break down organic residue and help the crawlspace normalize once the source animals are gone.
4. Exclusion & Entry-Point Repairs
Cleanup without sealing is just a reset button. To keep rodents and wildlife from moving right back in, we recommend pairing crawlspace cleaning with exclusion work:
- Screen or replace damaged foundation vents.
- Repair or upgrade crawlspace access doors and frames.
- Screen around AC lines, plumbing penetrations, and open voids.
- Address carpenter gaps and other construction gaps animals use as highways.
Exclusion is quoted separately so you can see exactly what’s needed and what it costs. On many homes, sealing the crawlspace, attic, and roofline together gives you the best long-term protection.
5. Optional Insulation & Vapor-Barrier Upgrades
If your crawlspace insulation is trashed or missing, we can quote replacement:
- Remove remaining contaminated insulation where required.
- Install new insulation to current code where it makes sense for the structure.
- Replace vapor barrier or ground plastic in areas where moisture is a concern.
Not every crawlspace needs a full upgrade. During your inspection we’ll walk you through what’s required, what’s optional, and what can safely wait so you can decide how far to go.
6. Final Check & Photos
- Walk the perimeter and confirm access points are sealed per the agreed scope.
- Take after-photos from key angles so you can see the difference.
- Review any sections we recommend monitoring over time.
When we’re done, your crawlspace won’t look like a brand-new showroom, but it will be cleaned out, treated, and structurally safer than when we arrived.
DIY Crawlspace Cleaning vs. Hiring a Licensed Trapper
Some parts of a crawlspace job look simple from YouTube videos: tyvek suit, shop vac, headlamp, done. Reality is different when you’re belly-crawling through contaminated soil, live wiring, tight access, and hidden animals.
When DIY Usually Goes Wrong
- Active animals still present. Cleaning without proper trapping or eviction just stirs them up.
- Limited access and visibility. Low clearance, tight corners, and obstructions mean a lot gets missed.
- No real odor control. Spraying fragrance or household cleaners over droppings doesn’t solve the source.
- No exclusion work. If entry points stay open, new animals move in and undo your work fast.
- Health and safety risks. Contamination, nails, glass, sharp metal, and electrical hazards are common.
In California, any trapping or relocation of wildlife must be handled under the regulations for licensed trappers. That includes raccoons, opossums, skunks, and many other species. If animals are still moving through the crawlspace, it’s not a “simple cleaning” job anymore – it’s wildlife control.
What You Get With a Professional Crawlspace Cleanup

Crawlspace Cleaning FAQs
How fast can you come out for a crawlspace inspection?
It depends on how busy the schedule is and where you’re located, but we do our best to offer same-day or next-day inspections for active wildlife or odor problems. When you call, we’ll give you the earliest realistic window and keep you updated if anything opens up sooner.
Do you have to remove all the insulation?
Not always. If contamination is light and limited to certain runs, we may be able to spot-clean and treat instead of tearing everything out. If insulation is saturated with urine, droppings, or nesting, we’ll recommend removal and replacement in those sections. We’ll show you which areas are affected so you can see the difference.
Can you just deodorize the crawlspace without a full cleanup?
We don’t recommend “spray only” solutions. Odor control products work best after the contaminated material is removed and the area is treated. Skipping cleanup usually means the smell comes back as soon as conditions change (temperature, humidity, new animals, etc.).
Will you check the attic and outside of the house too?
Yes. Crawlspace problems almost always connect to other areas – roof eaves, attic spaces, and exterior gaps. During your inspection, we’ll walk the perimeter and check for signs that animals are using multiple levels of the structure so we can plan trapping, cleanup, and exclusion as one job instead of playing whack-a-mole.
What does a typical crawlspace cleaning cost?
Cost depends on access, square footage, level of contamination, and whether we’re also replacing insulation or doing exclusion work. After the inspection you’ll get a written estimate that breaks out cleanup, decontamination, repairs, and any add-ons so you can decide what fits your budget and goals.
Can you help if another company already “cleaned” the crawlspace?
Yes. We’re often called in after partial or rushed jobs where droppings and carcasses were left behind, animals were never fully removed, or no entry points were sealed. We’ll re-inspect, show you what was missed, and design a plan that actually finishes the job.
